Specialist heritage & conservation architect services for Leigh landmark

PAB Architects’ team was engaged by the Trust to support building control and technical design work at Leigh Spinners Mill, designing individual and versatile spaces to accommodate the requirements of both present and future occupiers and tenants.

Specifically, our work was focused around fire safety and building regulations compliance, allowing for the safe movement of people in and out of the building, together with the creation of spaces to aid building management and creating usable tenant spaces which would attract new occupiers.

PAB Architects’ specialist heritage and conservation services were engaged by Leigh Building Preservation Trust, the volunteer-led team behind the preservation and development of Leigh Spinners Mill.

Funded through Historic England and Heritage Lottery grants, the Mill is a large local landmark offering a huge amount of floor space across 5 floors for a wide range of uses. With each floor plate larger than a football pitch, the building is sub-divided for use by small businesses, community groups, sports groups and other organisations.

PAB Architects utilised specialist heritage and conservation architect and design skills on the Leigh Spinners Mill project, liaising with fire safety consultants to complete the planning and installation of a firefighting lift, new staircase and sprinkler system.

Working within a multi-tenanted facility, this project required considerable project management expertise, as well as niche fire safety, heritage and conservation understanding to ensure no compromise between the preservation of the building’s historic architecture and the occupational needs of many varied tenants.

PAB Architects undertook heritage and listed building consent applications for our client, liaising with the local planning authority as well as consultants and sub-contractors to complete the essential fire safety works on site.

As well as architect and technical design services, PAB Architects delivered specialist heritage project management to ensure efficient budget management of grant funding.

The ongoing development of Leigh Spinners Mill, through the commitment of the Trust and volunteers as well as local businesses and organisations, allows this substantial and impressive building to be repurposed for modern uses by the whole community.

From business tenants to creative occupiers, visitors and heritage enthusiasts, our PAB Architects fire safety and technical design project scope creates safe and usable spaces for the local Leigh community including a small theatre, cinema, art gallery, commercial offices, spaces for creative arts, band performance and rehearsal spaces, a café, retail, indoor bowling and other sports, community groups and a whole host of other activities.
