We also offer full plans drawn and can provide planning drawings which are required for planning applications and building regulations drawings for submission to building control.

The scope of services we offer include Planning Consultancy, feasibility studies and scheme design layouts. Grant applications where appropriate, applications for Planning and Building Regulation submissions. Specialist design and Production Information drawings and Specifications.
Project Planning, tendering, cost advice and monitoring, co-ordination of Building Operations on site, Contract Administration through to the completion of works. We also offer full Planning Supervision and appointment as a Planning Supervisor for projects within the remit of "The Construction, Design and Management Regulations and Health and Safety Regulations.

- What is Planning Permission and Building Regulations approval?
- Please refer to the planning portal link in our company and other useful Links section for a detailed description.
- Do your fees include the council planning and building regulations fees?
- No, the Planning and Building Regulation fees made payable to the Local Authority are to be paid by the client. We will advise you of the costs in writing prior to making the submissions. Local Authority fees may vary and each project will be accessed on its own individual merits.
- Does the price include Structural Engineering calculations and details?
- No, our fees are for architectural services to a Planning and / or Building Regulation stage. When calculations are required an extra fee will be payable. PAB Architects Ltd can advise you on appointing fully qualified engineers to carry out these works so you can be assured of receiving a quality service for structural and architectural services.
- Do you carry out surveys and what type of survey do you perform?
- Our fees include a full measured survey of your property. The survey is a measured survey to determine the layout and size of the rooms and boundaries, however the survey is not a conditions or structural survey, If this type of survey is required we would recommend that you contact a Chartered Surveyor or Structural Engineer. We are not able to expose foundations or drainruns, but can acquire the appropriate services searches as required.
Our Practice growth and experience gained from commissions undertaken, demonstrates a varied client base including blue chip PLC companies, Housing and Medical Associations, Industrial/Commercial clientele, private individuals and companies, Retail and Leisure Customers.
Project experiences include Commercial, Retail, Industrial / Factory developments, Business Park design and development strategies, also Urban Regeneration and Town Centre Re Developments, Buildings for Private Medical Care, Research and Development Facilities, Pharmaceutical and Ecclesiastical works, Leisure projects, hotels, swimming pools and measurement testing laboratories for textiles and DERA/MOD, speculative office developments and multinational housing developers, together with private commissions for valued individual clients.
Our practice consists of a variety of highly trained and motivated staff. All our designers are either fully qualified architects or architectural technicians with extensive experience in residential and commercial developments. We also employ a variety of assistants and support staff.
Architectural qualifications held by the Principle include a Bachelor of Arts Degree (with honours), Post Graduate Diploma in Architecture and full Chartership of the Royal Institute of British Architects (RIBA).
Four years experience was gained whilst in employment of a leading Manchester practice of Architects, the Fairhurst's Design Group, prior to forming P.A. Baines Architects in July 1992, and progressing the company to Limited Status during April 1999.
